3 prototype modules, totalling 42 units in a gated community, have been designed on plot sizes of 30’ x 33’ and 32’ x 34.5’, each with an intensive program of 3.5 bhk and vastu compliance. The pre-plotted community, lacked any provision for greenery. Given this, the design is conceived as a stepped garden, allowing for tiered landscape all along the streets of the community. While the modules vary in design, they have a consistent kit of parts - optimisation of services and structure; a structure which becomes leaner on every subsequent floor allowing for tiered strip gardens in section. All these allow for maxisimising FSI whilst still creating liveable independent units.
